Grab your bike, your trail running shoes, or your walking stick and enjoy the many trails throughout the Colorado Springs area. This app provides pictures, maps and descriptions to help you navigate and mark these trails off the list of places you’ve been. You’ll be the expert tour guide when you’re out hiking with your friends, thanks to this free mobile app.

This app can be used by everyone to help encourage eating and sourcing local food. It meets the simplest needs of helping you find a great restaurant, food truck or bar to visit with friends or family. But you’ll be able to do much more than simply search. Now, you can connect with others to sell food if you are growing or producing locally and you can find others who source food like farmers, community gardens, coffee roasters and apiaries (also known as a bee yard). You can even find neighbors near you who want to sell their fresh eggs, berries or honey. Download the app from iTunes or Google Play, explore all the options, and enjoy the food!

GoCoSprings (by GOGovAps, Inc)

Most of us go online or use our mobile devices for information, and the city of Colorado Springs making it easy to find answers to questions about our community with a robust website, www.coloradosprings.gov, and a very cool app: GoCo Springs.

Available on iTunes or the Google Playstore, GoCo Springs users can ask a question, report a problem like a pothole or graffiti, or submit feedback. Just select your topic and take a picture, if applicable. The app knows the location and sends your request directly to the correct city department. You can even track the progress of your request to make sure it is completed.

You will even be able to check real-time information, like flight arrival and departures at the Colorado Springs Airport (COS) and find where the current “cone zones” are on the city streets to help you avoid delays.

Plus, there are great opportunities to connect and reach out on social media, find contacts at the city, or learn about upcoming events.

Changes in Downtown Colorado Springs Bring New Opportunities and Energy

As we mourn the lost of longtime restaurants like Southside Johnny’s, Nosh, Ritz Grill, Triple S Brewery and Blue Star in the downtown Colorado Springs area, we are on the edge of new vibrant revitalization that will spur new residential buildings, fresh new restaurants, and jump-start the life in the core of the city. Some estimates note there will be over $600 million in revitalization to the downtown area in the next 5 years. Take a minute to see some of the changes that are coming, in progress, and some already in place! Everything including new restaurants, new jobs, new living and entertainment options will help energize downtown Colorado Springs and provide new opportunities in every aspect of city living.

Tourist will be drawn to downtown with new hotels like Hilton Garden Inn (167 rooms), dual branded Marriott hotels near Oscar’s on Tejon (230 rooms), unnamed hotel as part of the South Nevada Urban Development Renewal Project (130 rooms), and a proposed 19-story 500 room hotel at the new Champions Plaza across from America the Beautiful Park. Plus visitors can enjoy sight-seeing options like the Legacy Loop Trail which encircles the downtown area. No bicycle? No problem. You’ll be able to use the upcoming bikeshare system called PikeRide (coming 2018) to get around Legacy Loop or to enjoy the dedicated bike lanes throughout downtown Springs.

Plus, there will be plenty to keep both locals and visitors entertained, from the new U.S. Olympic Museum and Hall of Fame and Champion Plaza (across from America the Beautiful Park), new and expanded art galleries, open-air markets and games in the parks, and live music and shows. Additionally, you’ll see new partnerships and amenities in buildings like the Winfield Scott Building, complete with restaurants, additional parking and a rooftop patio. This is just one of many projects part of commercial revitalization on entire street blocks like Costilla Street, South Nevada and the already completed Bijou Street revitalization project.

Not only is downtown seeing renovations and expansion in the restaurant industry, the face-lifts and additions are across industries and services, including expansion and renovation to the downtown YMCA, Colorado Springs Fire Station No. 1, roads like the Cimarron and Interstate 25 interchange, and significant renovations and updates to the historic Antler’s Hotel.

Finally, we’re getting more living options too. If you’ve always wanted to walk to Story Coffee for your breakfast cup of joe, or grab dinner just steps from your front door this will soon be a reality for more people. High Demand Fuels Crazy Condo Market In So. Colorado

The local housing market is not letting off any steam, with September home sales surging 9.3% over last year. But the overheated condo market is even hotter. With the strong demand for starter homes, condo sales jumped by 20% year over year in September, and the supply has shrunk by nearly 50%, according to sales reports just released by the Pikes Peak Association of REALTORS. The average price for a townhome or condo is close to $200,000, a 9.6% increase so far in 2017. Single family home prices are up 6.3% year over year.

Colorado Springs: 5 Things You Should Know Before Moving Here

Your Home has Unique Features

Two features that often surprise buyers are (1) most of the homes here have basements and (2) many homes don’t have air conditioning. Basements can be either garden level (partially under ground) or fully subterranean. We often use basements for guest quarters, mancaves, storage and rec rooms. And because they’re underground they tend to stay cool and comfortable. Which brings us to the next point: many homes don’t have air conditioning because of our year-round comfortable, moderate weather. Although we have an average of 300 days of sunshine a year, the temperatures are moderate and many homeowners opt to crank open the windows rather than spend the money on A/C units. Plus, if it’s a historic Colorado Springs home it may not have the venting system needed for air conditioning. Even if you do have air conditioning, units tend to last longer than other areas where A/C is run consistently through the day.

You’ll Always Know Which Direction You’re Driving

No matter where you live in Colorado Springs, you can see the mountains from just about anywhere. So, you always have a natural landmark to keep you oriented when you’re totally lost. Just remember: the mountains are always to the West. Even Colorado Springs natives still rely on this trick when they get turned around.

Our Streets are….Creative

The core of downtown Colorado Springs is on a grid system (just like most cities) with the “zero address point” being the corner of Cascade Avenue and Pikes Peak Avenue. But once you get out of downtown, the streets begin to curve, zag, loop, change names randomly, and just flat out confuse drivers. It’s partly because Colorado Springs is located in the foothills of the Rocky Mountains, so the rolling hills and landscape make road planning challenging. Also, as the city has grown there have been additions to buildings, reconfigured streets, changes to neighborhoods, etc. that have demanded some creative solutions. For instance, Penrose Hospital and Colorado Colorado both expanded their campuses which abruptly end Tejon St in two different places. Just keep in mind that Fillmore, Circle, and Lake Ave are all actually the same street, Academy is probably the longest, and Union is the curviest. This is another great time to remind you the mountains are always West.

We’re at 6,035 Feet Above Sea Level

Because of our high altitude at 6,035 feet, you’ll want to drink plenty of water to stay hydrated. Colorado Springs is actually an semi-arid, high-desert climate so lip balm, water, and hand lotion are great things to have at your disposal! The low moisture and humidity have many positive effects, like the fact there are fewer bugs and you can enjoy 300+ days of sunshine! Did we mention your cereal stays crunchy in the pantry?

Low Property Taxes and Utilities

Often, when people start considering purchasing a home in Colorado Springs, they are surprised to learn a few things. First of all, our property taxes are below average for what you’ll pay in other cities. For your average 3 bedroom, 2 bathroom, 2 car garage home on a quarter acre lot, you’re probably looking at around $1,900 in property taxes for the entire year. That’s a shock to many buyers from the East Coast and other areas which see these types of rates on a quarterly basis. Of course, property taxes on townhomes and condos are going to be even less and with any single family residence, you can apply for a senior tax exemption which will cut your property taxes in half if you qualify.

Also, within the city of Colorado Springs, most utilities are run by a single, government owned company called Colorado Springs Utilities. This means you’re able to bundle you gas, water, waste water, and electric into one single bill and the cost savings are noticeable. If you’re considering a home in Colorado Springs, you can have your agent request an average utilities bill payment from the seller to see what they’re currently paying.
